This contiguous 2,200 acre farm is a rectangle consisting of approximately 3.5 Sections with paved Hwy access.  The farm has been developed primarily for winter wheat and has been disked and is ready for drilling wheat.  It is well fenced with steel pipe gates and barbed wire.  A 150 ft quoncet building exists in the center of the farm with excellent cattle guards, tanks and wind blocks.  Electricity exists on two sides of the farm.  The farm recently held 1250 cattle which grazed on winter wheat.  Land is flat to gently sloping. 

Irrigation:  Currently undeveloped for irrigation, however two adjacent farms have circle pivit irrigation within 50-100 yards of land lines which irrigate cotton / corn rotations.  Soil type is nearly level to gently sloping noncalcareous loamy soils that are very to moderately slowly permeable.  Brown clay loam in this area is well suited for surface irrigation.
